Don’t move out…… move up !
It could be one of your wisest financial decisions. House prices in the South East have doubled in the past five years but a conversion has increased only around 15% in the same period. It is a fact that adding a room or two to the right house invariably increases the value of your home more than the cost outlay.
How Much?
A typical shell conversion will cost around £35,000 with a Full Specification Conversion costing about 50% more.
These are only ball park figures as it depends on how you specify your conversion. This is where the fun starts, but gold taps and jacuzzi baths are expensive! We reckon that a good guide to price is to allow for about 10 to 15 percent of the value of your home. Once the money is spent however, you can expect to recoup at least what you have spent, maybe more, depending on how long between the conversion and a house sale. Adding floor area, adds value and that value should increase over the years. Plus of course you get to enjoy the extra space in the meantime.
How do I find out more ?
Firstly… check in your loft.
You should have at least 2300mm from floor to the underside of the main ridge beam for a conversion to be viable.
